Here’s a device that most people probably aren’t familiar with. It comes from the commercial building sector and is called an automatic door bottom. Made by Pemko. It’s basically an aluminum cartridge that pushes down a neoprene or silicone weather seal against the threshold as the door is closed. They work great for getting a really tight and consistent seal and I’ve found that they maintain that seal for a longer time than conventional sweeps. Install is pretty straight forward and requires an9/16” x 1 1/4” groove to be plowed in the bottom edge of the door. I set a router up with an edge guide that has a scrap piece of ply screwed to it. This gives a large bearing surface that keeps the router from wanting to tip off the narrow edge. I’ve also done it in the past with a circular saw to kerf out the material. Once the groove is plowed and a couple coats of finish applied you trim the whole mechanism to length with whatever works best for you (I used an scms with a non ferrous blade). In this case there was a multi point lock rail at one end and the inner rail of the mechanism needed to be trimmed about a 1/4” shorter than the door width so that it didn’t hang up on the multi point while actuating. The screw holes that fasten everything in place weren’t countersunk, so being the OCD weirdo that I am, I hit them all@with a flute countersink bit so that the screws sit flush. The hex head at the hinge side presses against the jamb as the door is closed and pushes the seal down. The amount of actuation can be adjusted by turning this nut in or out and is then locked in place by an end cover. In this house we have nearly flush thresholds (about 3/8 above the polished concrete) and a conventional sweep would have hung up on a mat as it was opened and closed. This allowed us to trim the door just a bit and will cleanly over a thin entry mat while still making an air and water tight seal. These automatic door bottoms can seal a gap up to 3/4” and conform to irregular or out of level thresholds. - @benbogie on Instagram

Happy Friday! Thank goodness for the end of this crazy busy week! I’m having a chilled evening in here basking in the late afternoon sun and planing new projects with an early glass of g&t. New moon and new projects excite me! This time of month is all about starting new projects, setting goals and intentions. We’ve entered a new moon phase where the moon is waxing - growing, so you might notice an increase in your motivation & energy. This is the time to take action and refine things in your life. I’ve got new projects ahead and I’m super excited & grateful for all the blessings. I do work my ass off though.
